The Kirschgärten residential development in Munich-Untermenzing, developed by the Eckpfeiler Immobilien Gruppe, continues to take shape. The second construction phase will deliver a further 384 rental apartments by 2028, with almost 60 per cent of the residential floor area designated for subsidised or reduced-rent housing. As in the first construction phase, the buildings were designed by Maier.Neuberger.Architekten. A distinctive feature is the hybrid timber construction using solid timber walls, which helps reduce the amount of reinforced concrete required.
The ceremonial groundbreaking for the second construction phase took place on 8 October 2026, attended by Munich’s Lord Mayor Dominik Krause and Head of Urban Planning Prof. Dr. Elisabeth Merk. Their attendance highlights the significance of the project for Munich’s urban development. A former commercial site is gradually being transformed into a new residential neighbourhood that combines affordable housing with high sustainability standards.
We have been supporting the Kirschgärten development with our expertise in building physics for several years. Our involvement has also included assisting the client with German federal funding for climate-friendly new buildings under the Efficiency House 40 (EH40) standard.
