The Theresienhof office and commercial building at Theresienstrasse 1 – 5 is located in the city centre of the state capital of Munich in the Maxvorstadt district. The completed building was awarded the DGNB "Silver" certificate.

The building complex is divided into a front building with a natural stone façade along Theresienstraße, which was modelled on the former building for reasons of streetscape, and a rear building with generously glazed ribbon windows, which mainly houses office space as well as a retail and a catering unit. There is also an underground car park in the basement.

The energy standard of the building can be rated as good thanks to the quality of the building envelope and the connection to the district heating network of the Munich municipal utility company. In the office areas, acoustically effective cooling ceilings ensure thermal and acoustic comfort. In addition, the DGNB audit process was accompanied, with a major focus on the choice of materials, among other things.
