A new administrative centre with three above-ground storeys and an underground car park is being constructed at Bahnhofstraße 33/35 in Schwabmünchen. With a gross floor area of approximately 3,100 m², the building will provide contemporary working environments for around 120 employees and accommodate approximately 160 office workstations. Flexibly configurable rental units on the ground floor will also support additional commercial and publicly accessible uses.The new building is being constructed using solid construction methods and meets the German Efficiency Building 55 energy standard. A rear-ventilated ceramic façade references the materiality of the surrounding buildings while translating it into a contemporary architectural language. In combination with a heat pump, thermally activated concrete slabs provide an energy-efficient solution for heating and cooling the interior spaces.Müller-BBM Building Solutions was responsible for the comprehensive building physics consultancy. The scope of services included building physics analyses as well as building and room acoustics concepts tailored to an open, modern office environment. Existing-condition measurements were also carried out and incorporated into the planning process. In addition, the sound emissions generated by the new building were optimised to ensure a high level of acoustic comfort both inside the building and in its surroundings.
