The office building, built in 1984, is located in the centre of Munich. As part of the refurbishment, the exterior façade of the six-storey building was upgraded in terms of design and function. The newly developed facade constructions take into account the building physics issues and interactions with regard to sound insulation against traffic noise, natural ventilation and summer temperature conditions. The climate concept developed as part of the consultation was reviewed and optimised using building simulations and optimised.
During the refurbishment measures, both the windows of the perforated façade and the glazing of the existing mullion and transom façade were retained in their entirety, but a baffle plate was installed in front for sound insulation reasons. This measure resulted in box-type windows and double-skin facade constructions with walk-on gratings as well as vertical and horizontal bulkheads in the space in between. Overall, it was possible to develop a high-quality overall concept for the offices that enables sound-insulated ventilation via the double-skin facade, whereby excess temperatures in the facade gap are largely limited. The existing cooling sails in the offices were acoustically activated. In addition, additional absorption surfaces were created on the room side in the area close to the facade, which also further reduce external noise when the windows are ventilated.
