The residential building in Prinz-Eugen-Park, subsidized by the City of Munich, with 263 residential units, follows the basic shape of a shelf and thus gives the former barracks site a new identity. The individual, heterogeneous townhouses with their individual façade designs reflect the diversity and richness of detail within the structuring site. The lively interplay of basic layout and content creates a special charm, which is also expressed through an additional special feature: the stairwell serves as an extended communal area and central communication space. It forms a transparent, airy garden house that, like an orangery, creates a microclimate between the inside and the outside and also ensures the best lighting conditions in the access area as well as for the apartments behind it.The successful coordination with the architects was decisive in the challenging planning of the thermal building envelope in brick construction, particularly due to the stairwells located outside. The implementation of the FES subsidy standard of the City of Munich and the efficient, cost-effective implementation of sound insulation measures against external noise are evidence of the expert advice and cooperation in the project.
