New construction of a residential complex comprising 133 units (79 EOF, 32 MMM, 22 KMB), a daycare center (Haus für Kinder), an underground garage with 70 parking spaces, and a mobility station.

The development consists of six buildings with staggered heights ranging from five to eight stories. Arranged as perimeter block structures around a generously designed central courtyard, they form the northern edge of construction site WA12 North. The corner buildings stand out as prominent urban accents due to their vertical articulation. The building typology follows the classical townhouse model, with façades structured into a base, middle, and roof zone. Through the use of differentiated materials, colors, and textures, each building maintains its individuality while contributing to a coherent overall ensemble.

In addition to meeting ambitious requirements for thermal insulation and energy efficiency, special attention was given to sound protection against an adjacent skatepark. A recalculation of the actual noise situation allowed for significant simplification of the noise mitigation measures, resulting in reduced construction costs without compromising residential quality.
