A department store built in 1970 at Karl-Marx-Straße 101 in Berlin-Neukölln and its adjacent multistory parking garage on Donaustraße are being comprehensively revitalized. By retaining the existing concrete load-bearing structure and many original surfaces, as well as leaving certain construction elements exposed, resource consumption is significantly reduced. Spanning around 10,000 square meters, the future facilities will include retail and a gastronomy/food market in the basement, ground floor, and roof level, supplemented by attractive communal areas. A particular highlight is the event space on the ground floor. The upper stories of both building sections are planned for office use, and a rooftop garden of roughly 4,000 square meters with views over the city is being created. The conceptual design was provided by the project developer itself, while Max Dudler is responsible for the façade design.

To reconcile the noise-intensive uses (market hall, event space) with the floors above, a range of organizational and building-acoustic measures has been implemented. For instance, an internal glass roof in the atrium above the market hall protects the adjacent communal areas on the upper floors, and the highly sound-insulating glass dome of the winter garden ensures compliance with the TA Lärm standards despite its direct connection to the event space. The event space’s envelope components were economically integrated into the existing structure, yet with high sound insulation. For the nearly fully glazed rooftop restaurants, thermal simulations were used to develop suitable sun protection measures and ensure a pleasant indoor climate.
