Within the Die Macherei district in Berlin-Kreuzberg, the buildings M40, M50 and M60 form an integrated, future-ready working environment that brings together new construction, revitalisation and sustainable urban development. Flexible office and commercial spaces, high energy-performance standards and a robust, adaptable building structure define the ensemble. As Germany’s largest timber hybrid building (as of February 2025), M40 sets new benchmarks for CO₂-reduced construction; the M50 high-rise is being comprehensively refurbished and repositioned both energetically and functionally through the integration of photovoltaics into the façade, while the M60 new-build complements the district with an efficient structural concept, photovoltaic technology and flexibly divisible floor layouts.

The holistic building-physics consultancy for all three buildings was provided integratively by Müller-BBM Building Solutions across all project phases. The scope of services included thermal performance and energy modelling, building and room acoustics, noise impact control, waterproofing design, structural dynamics, and the coordinated integration of complex technical requirements.
