Located in the emerging district of Freiham, Residential Quarter WA18 plays a key role in shaping the urban identity of the area. Positioned along the newly developed main artery, Aubinger Allee, and close to the expansive town center in the south, the project represents a prominent building block in Freiham’s urban development.The project was planned by a consortium consisting of 03 Architekten and Palais Mai. Four publicly subsidized residential buildings are being built in accordance with the specifications of the FES subsidy from the City of Munich. A total of 239 residential units, a large underground garage with around 130 parking spaces, several commercial units and an integrated children's daycare center were built.The project meets ambitious energy performance standards defined by the FES funding program. The permissible primary energy demand as per EnEV 2014 was reduced by 40%. Furthermore, the client required the ventilation system to function without heat recovery. Through close coordination between the client, architects, and technical planners, cost-effective and energy-efficient solutions were successfully developed and implemented.In compliance with the development plan, sound insulation was a key focus of the planning process. The collaborative approach with the architectural teams led to thoughtfully designed, economical measures that ensure a high standard of living comfort for residents.The integrated daycare center (KiTa) was planned according to the specific requirements set by the City of Munich. In addition to ensuring effective summer thermal protection, particular emphasis was placed on creating high-quality room acoustics to provide a comfortable and supportive environment for children and staff alike.
