HypoVereinsbank has carried out an energy-efficient refurbishment of the listed Hypo high-rise building, including the adjacent North low-rise structure in Munich’s Arabellapark, and has modernized the entire interior fit-out.
The 114-meter-tall tower is composed of three staggered volumes, vertically accessed via four cores, encompassing floors 5 through 23. The office tower rises above a four-story podium, which accommodates retail, a data center, a restaurant, and a conference area.

For both the high-rise and the North low-rise, a new façade concept was implemented that enables natural ventilation through operable windows while ensuring a high level of thermal comfort for users. Müller-BBM Building Solutions optimized the box-window construction in terms of both energy performance and sound insulation. The complex interactions concerning airflow within the box-window cavity were analyzed using CFD simulations. For the planned open-plan offices and trading floors, a high-performance acoustic concept was developed, including the design of acoustically effective furniture elements in collaboration with the architects.
