With the high-quality urban quarter "Baumkirchen Mitte", the Munich district of Berg am Laim is gaining an urban centre for living, working and shopping. In the new third construction phase, the houses with a total of 161 residential units, 50 of which are subsidised housing, meander in an S-shape through the site of the former railway depot. The trend of "urban gardening" is realised through roof gardens and a natural landscape park.

With the realisation of a KfW efficiency house standard (KFW 70), the high-quality energy standard is oriented towards the urban planning and design quality of the site. The building acoustics of the flats, most of which are owner-occupied, are also of a high standard thanks to the realisation of increased sound insulation. The acoustic compatibility of the residential use with the surrounding commercial enterprises, the mainline and suburban railway line to the north of the building project and the neighbouring roads was ensured with detailed studies of the resulting traffic and commercial emissions.
