In Munich’s Untermenzing district, a subsidized housing project was realized with the construction of three new multi-family residential buildings. On a 3,443 m² site, 36 barrier-free apartments were created within three buildings, each comprising 3 to 5 stories and including an underground car park. The compact layout and use of aerated concrete masonry contribute to both energy efficiency (primary energy demand approx. 45 kWh/m²a) and cost-effectiveness.Special emphasis was placed on residential quality: balconies and terraces provide private retreat spaces, while a communal green area was created between the buildings. Basement storage, bicycle parking facilities, and drying rooms were provided for all apartments. A wheelchair-accessible ground-floor unit was also implemented.The underground garage, with 18 parking spaces, is located beneath the buildings. Thanks to the compact design, the three-story building heights, and pitched roofs, the new development integrates harmoniously into the surrounding small-scale neighborhood.The main challenge lay in ensuring acoustic compatibility with the adjacent commercial use. This was achieved through close coordination with the client, involving the neighboring property owner and the permitting authority.
