The subsequent use of the Süddeutscher Verlag site in Munich's Hackenviertel district envisages a mixture of residential use (8,700 m²), retail (15,500 m²) and offices (18,000 m²). In addition to the construction of three new buildings, the existing listed buildings were preserved and restructured. The approx. 12,000 m² site is accessed via a passageway with curved façade bands. The Hofstatt thus not only provides new residential, shopping and leisure uses, but also new routes into and through the urban quarter.

The very heterogeneous and at the same time high-quality use placed special demands on the building physics and fire protection. In order to meet the special requirements, a whole series of property-specific special solutions were developed for the listed buildings.
Comprehensive indoor climate concepts were developed for the office zones with the help of building climate studies, with the aim of ensuring a high level of thermal comfort in all work areas.
In order to meet the high demands of the users, all relevant building components between the retail areas and the office areas, as well as the exclusive apartments in the complex, are designed to a higher acoustic standard.
