The eye-catching new building with underground parking forms an approximately 60 m x 60 m building block with an inner courtyard, from which a ten-storey tower rises at the corner with an urban impact. The ground and second floors are intended for retail, restaurants and commercial space. The upper floors of the buildings facing the street are mainly office space. The development along the inner courtyard is primarily intended for commercial use as an apartment building.

The focus of the consultation was on the acoustic separation of the various uses and the measures required to protect against external noise. A detailed numerical vibration forecast was used to check compliance with the vibration protection requirements for the building. On the southern side of the building site, the elevated railway line for long-distance, regional and suburban rail traffic (including freight traffic) has an impact. To the west of the building, the subway line 6 from Alt-Tegel to Alt-Mariendorf runs under the busy Müllerstraße.
