The building to the north of Ostbahnhof, which was built in 1978 as the Centrum department store and most recently used as Galeria Kaufhof, has been extensively renovated and converted into ultra-modern working environments. By radically breaking up the massive façades with monumental, partly wedge-shaped incisions, four canyons with green terraces and large-scale glazing were created, which provide the office lofts, which are up to 5 meters high, with light and air. The entire first floor space is available for retail and gastronomy. The existing basement will be used as an underground car park and for technical areas.
The realization of this extremely unusual building concept was linked to sustainable requirements in terms of ecological quality and energy efficiency. The focus of the overall building physics consultation was on optimizing the design of measures for summer heat insulation and the associated coordination with the technical building equipment. The building physics assessment of the existing shell situation, building acoustics measurements and an assessment of the existing waterproofing were also the basis for quality assurance, as were construction supervision appointments and acceptance measurements. Thermal building simulations were used to examine and improve the indoor climate of the large glazed areas. The completed building received the LEED Gold award.
