The new building of construction phase 7 of Müller-BBM AG is located in the Planegg-Steinkirchen industrial estate. It was designed as an office building with a high degree of flexibility and adjoining meeting and recreation rooms. Open-plan units or cellular offices are located to the side. The floors can be let in four units as required. Together with the existing buildings from different periods of construction, an urban square situation has now been created. The new urban campus offers space for around 400 employees.The facade is designed with floor-to-ceiling glazing. Units were created in line with the construction grid: a fixed glazed element and an element with an opening sash as well as pillars with horizontal louvre elements in front. The climate and energy concept was optimised using building simulation. The temperature of the building is controlled by heating/cooling sails with an acoustic function; in summer at peak times, the building is cooled directly using groundwater. At night, the windows can remain open for natural cooling thanks to the rigid external solar shading. Heat is supplied by a combined heat and power plant. A photovoltaic system on the roof complements the energy concept, which was developed independently by the computer, taking ecological and economic aspects into account. Compared to the original planning approach, the solution found by the computer was considerably more cost-effective and economical.
